Indiana auction features Cat, Farmall farm equipment

MADISON, Ind. — Donald Dunlap and Andy Lynch recently conducted a farm auction on Oct. 24 in Madison, Ind.

Iowa farmland draws strong prices in Murray Wise auction

BEDFORD, Iowa — Approximately 860 acres of farmland in Taylor County, Iowa, sold for a total of $3,148,000 as farmer operators continued to be the strongest buyers of smaller tracts of land.
“These were very good prices for the location and type of land, and well above recent prices achieved in Taylor County,” said Joe Bubon, executive vice president of Murray Wise Associates, which marketed the property and conducted the auction. “None of these tracts were 100 percent tillable, and taken as a whole, the estimated tillable land was 559 acres, though interest was substantial on the recreational land as well,” said Bubon.

The auction attracted 35 bidders and a crowd of 135. “We offered the land in 10 tracts, and while there were bidders making offers on a number of different combinations of tracts, seven out of the 10 tracts sold individually,” said Bubon.

The biggest purchase of the day was for three tracts totaling 278 acres, which sold for $1,025,000, or $3,687 per acre. Prices on the farmland tracts ranged from $3,251 to $4,487 per acre.

The productive timber areas are currently forested with stands of natural shortleaf pine, mixed pine hardwood, and upland hardwoods. Several tracts are ideal for outdoor enthusiasts and hunters with ATV trails and hiking trails.  
Tract one offers 1,942+ acres of great scenery and good wildlife habitat and a very nice reservoir and creek. Surrounded on all sides by Ouachita National Forest, the 160 acre Tract 12 presents a tremendous opportunity to own a recreational property that is also a good investment. The timber stands are well stocked and the tract has good accessibility. Tract 13 consists of four parcels just outside the city of Poteau. Wyoming equestrian ranch sells for $10 million

BILLINGS, Mont. — Hall and Hall Auctions and Western United Realty of Laramie, Wyo. announced the sale of Snowy Range Ranch, one of the most impressive Wyoming ranches to hit the auction block in decades.

Properties like Snowy Range Ranch rarely come up for auction. The ranch features four homes, including a manager’s home and an owner’s estate, a world-class horse breeding facility, two hangars, a 2,200-foot landing strip, a concrete helicopter pad, updated barns, corrals, shipping facilities and a number of other operational buildings. The trout fishing on the property is excellent, and a large elk, deer, and antelope population of more than 800 head roams the ranch. 

Missouri cattle farm sells for $3M in Schrader auction

MT. VERNON, Mo. — A 1,200-acre cattle farm in Lawrence County, Mo., sold for $3,090,000 Thursday, June 28, with Schrader Real Estate & Auction Co. managing the sale. The farm, which has a carrying capacity of 400 cows, was offered in 16 tracts but ultimately sold as an entirety to another area farmer, according to Nick Cummings, the Schrader agent in charge of the auction. The auction attracted 46 registered bidders.

“We had tracts ranging in size from six acres to 163 acres, and there was a good bit of variety, with a home and some recreational property included. But because the farm is such a well integrated operation, the strongest interest seemed to be in the entire property as a whole,” said Cummings.

The auction showed that recent strength in demand for agricultural land extends to a wide variety of types and locations of land, according to R.D. Schrader, president of the auction company. “We’re finding that, as in this case, the strongest bidders on farmland are local operators, who know the land best and fully appreciate its value. While more attention has been giving to Midwestern cropland, the demand is extending to a wide range of agricultural properties throughout the United States,” said Schrader.
