Northern Indiana farm sells for $576
BUTLER, Ind. — The 160-acre land auction east of Butler, Ind. in DeKalb County sold as one-tract, which is unusual for the area. According to auctioneer Duane Oberlin, land is usually sold in smaller tracts and then sold in multiple parcels.

The family requested this farm to be sold in one tract, hoping it to be sold to a farmer keeping the farm in tact. The only buildings were an older two-story home, a small detached garage and a small shed. There were approximately 80 people in attendance. The biggest number of the people in the crowd were people that could have bought the farm if the price was right for them.

In just a few minutes, Oberlin and his staff from Oberlin Real Estate and Auctioneer, Inc. had the farm sold for $3,600 per acre, which was good for the east side of DeKalb County. The growing corn crop looked good, a lot of neighbors in the area had drowned out spots from a couple 4.5 inch rainfalls.

The land had been in the Sholl family for many years. Then there always comes a time for a sale to settle the estate, said Oberlin. No family members were able to purchase the land, so now a different family will carry on the farming.

Kentucky Hereford feeder calf sale repeats success
KANSAS CITY, Mo. — The second Kentucky Certified Hereford Influenced Sale replicated the success of the first sale that was hosted last October. On May 11 sellers earned premiums of more than $4 per cwt. for heifers and about $3 per cwt. for steers compared to the weekly average price for each weight range. The 733 head of Hereford and Hereford-influenced calves were sold at the Blue Grass Stockyards South in Stanford, Ky.

Seeing the largest advantage in the sale was the 600-weight steers that averaged a $6.31 cwt. premium compared to the weekly average.

Word of the premiums earned in the first Kentucky Hereford sale in fall 2009 spread as consignors responded with about 200 more head compared to the first sale.

“Kentucky breeders and the Kentucky Hereford Association have done a great job promoting these sales to both sellers and buyers and that has played a major role in the success of both sales,” said Tim Dietrich, beef cattle marketing specialist for the Kentucky Department of Agriculture.

Modeled after other successful Hereford feeder sales, the Kentucky Certified Hereford Influenced Sale was organized by the Kentucky Hereford Assoc., after Hereford breeders became frustrated by receiving discounts for their odd numbers of Hereford calves.

Following the feeder calf sale, Hereford breeders sold 10 bulls.

Kurtz sells 242 acres in western Kentucky
ROBARDS, Ky. — A western Kentucky farm in Henderson County containing 242 acres sold, in four tracts, at auction for $867,012, or $3,583 per acre.

The farm had about 156.23 acres of cropland with the balance being in woods with some good timber. The lay of the land was flat to gently-rolling with frontage on State Highway 416 and Robards-Poole Road near Robards.

Individual tracts sold as follows: Tract 1, 47.36 acres sold for $151,552 or $3,200 per acre; Tract 2, 87.88 acres sold for $219,700 or $2,500 per acre; Tract 3, 39.09 acres sold for $148,542 or $3,800 per acre; and Tract 4, 68.82 acres sold for $347,218 or $5,100 per acre.

Kurtz Auction & Realty Co. conducted the auction for the Anderson heirs. Jim Goetz was the auctioneer in charge, assisted by Mike Melloan, Joe Mills, Kelly Kurtz Goetz and Bill Kurtz, all veteran agents with Kurtz.

Four Wisconsin farms sell for $2.8 million
FENNIMORE, Wisc. — Four Wisconsin farms containing 771 acres sold for $2,805,000 with the average price being $3, 638 per acre.

The highest-valued 78-acre tract near Glen Haven sold for $6,667 per acre because of the high-quality Tama soil. Other tracts sold between $2,063 per acre to $5,000 per acre. Lower-valued land was non-tillable and recreational acreage with a conservation easement for more than 250 acres.

50 acre Kentucky estate sells for $530K
Owensboro, Ky. — The Renus Ernst Estate auction hosted around 75 people vying to purchase the 50-acre farm consisting of a tobacco barn, 2300-feet of blacktop road frontage and 40 acres of cropland. A neighbor purchased the farm, which sold for $530,000.

The auction was conducted by Kurtz Auction & Realty Company.

Farmstead sells using choice-by-the-acre method
OHIO COUNTY, Ky. — A farmstead sold at auction in tracts using the choice-by-the-acre method for $275,849 or $2,407 per acre. It included an older 2 bedroom brick home, two barns and 115 acres with 35 acres of ridge top cropland with the balance in wooded land with some young timber.
