Ohio farmland sells for $7.4 million at auction 

GREENWICH, Ohio  Part of a large Ohio farmland portfolio of 849 acres sold for $7,458 million during the Burrer Family Land Auction on Nov. 2nd at the Buckeye Community Center in Shiloh, Ohio.

“One of the largest most diverse crowds of buyers were on hand for one of the largest Farmer Owned Land Auctions in Ohio this year,” said Kevin Wendt, president of the Wendt Group.

Close to 300 were in attendance with 69 registered to bid from four different states including Ohio, Indiana, Iowa and Pennsylvania. Bidding on the 17 tracts offered lasted about two hours with 11 different buyers winning a piece of the farmland.

The farms were located on the Huron and Richland County line along Baseline Road, 20 miles northwest of Ashland and about 20 miles north of Mansfield.

The tracts were all large and systematically tiled, ranging from 2 acres to 121.5 acres. The majority was corn, soybean and wheat acreage. There was also on-farm grain storage, and a couple homes and outbuildings.

The second half of the Burrer Family Land portfolio will be offered at auction on March 15, 2018 near Elyria, Ohio in Lorain County and will consist of 1,061 acres in multiple tracts.

River bottom land in Kentucky averages $ 6,800 per acre

DAVIESS COUNTY, Ky. — Three tracts totaling 110 acres were sold at auction by Kurtz Auction and Realty Co. for $781,633 or $6,800 per acre.

These three noncontiguous tracts were 90 percent open Ohio River bottom land, one fronting on the river. Patton and Elk Silt Loam were the predominant soil types. Local farmers were the purchasers.

$13.73 million is total sale price for farmland in Ohio

WARREN COUNTY, Ohio — Six tracts of land, totaling 1,791 acres, sold for a total of $13.73 million. The per-acre prices ranged from $7,000 to $12,545.

Buyers included a broker, a farmer, an investor and a developer. The property included 1,500 acres of tillable land, grain storage, meadows and woods. The land overlooks the Little Miami River.

Pair of Iowa farms sold for $10,000-$11,000 per acre

CEDAR COUNTY, Iowa — Two tracts totaling 108 acres sold at auction for $1.19 million. The average price per acre was $11,018. The tillable farm had a combined CSR2 rating across both tracts of 91.2. A large preharvest crowd attended the sale with the buyer described as an investor using a 1031 exchange.

In Greene County, Iowa, an 80-acre farm sold for $856,000 amid competitive bidding. The average price per acre was $10,700. The total crop acres were cited at 78.53 with 70.53 in corn. The CSR2 ratings ranged from 81.3 to 85.7. The buyer was a local farmer.

Colorado ranch nets more than $10 million at auction

ADAMS COUNTY, Colo. — The 8,735-acre Bowen Arrow Farm and Ranch sold at auction on Oct. 19, fetching a total of $10.14 million. The property, spread throughout eastern Colorado with 4,470 acres located in Adams County, 1,025 acres in Weld County and 3,240 acres Washington County, was offered in 26 separate tracts.

Competitive bidding took place with more than 200 people in attendance and 73 registered bidders. Eight buyers purchased tracts for a total sale price of $10.14 million.

The Hall and Hall auction generated interest from 37 different states and six countries. Sale prices ranged from $616 per acre on Washington County grassland to $1,750 per acre on Adams County dryland. Smaller 40-acre parcels fetched as high as $2,375 per acre before becoming combined with larger offerings.

Bidders stayed engaged and active throughout the auction with the largest combination consisting of 3,680 acres prevailing at $1,359 per acre.

Six of the eight winning bidders were single tract purchasers. Several farmers and ranchers were able to add to existing holdings.
