 Illinois

 

Dunlap - Halderman Real Estate and Farm Management auctioned on Jan. 31 a single tract of 131.10 acres owned by GSL Holdings LLC. The high-quality gently rolling to rolling farmland contained 129.00 tillable acres. The final bid was $1,585,000, equating to $12,090/acre.

Ramsey - On Jan. 17, Schmid Auction held an online-only auction, featuring a $0 buyer’s premium, of 80+/- acres of farm and hunting land. The property contained 54.2 +/- tillable acres with Hickory, Parke, Stoy, and Hosmer silt loams among other soils. The remaining 25.8 acres were wooded, contained walnut trees planted 30 years ago, and considered prime for whitetail deer and turkey hunting. A total of 110 bids hit $402,000 or $5,025/acre.

 

Indiana

 

Spencerville - Schrader Real Estate and Auction Company offered 30 +/- acres as two tracts on Jan. 29. Tract 1 was 28 +/- acres with a 1,632-square-foot natural-wood log home that included a finished main floor with a kitchen, open living/dining area, full bath, and bedroom. A full basement contained another bedroom and a full bath. The mostly wooded tract had a pond, a lane off the road, and offered ample wildlife. Tract 2 had 2 +/- acres with a 1,120-square-foot modular home that could be renovated or removed for a custom build. Tract 1 sold for $623,150; Tract 2 sold for $52,530.

Tippecanoe Township - On Jan. 9, Hahn Auctioneers sold 132.86 acres as six tracts. Tract 1 contained 40 tillable acres with road frontage on 650 N. Tract 2 held 5 all-wooded acres, with a potential building site and road frontage on 650 N. Tract 3 also had 5 all-wooded acres, a potential building site, and frontage along 650 N. Tract 4 contained 65.3 tillable acres, with frontage on 675 E and EMS T1 Ln. Tract 5 was 7.5 tillable acres, with a potential building site and approximately 300 feet of frontage along EMS T1 Ln. Tract 6 held 10 acres, with 6 acres wooded, a potential building site, and approximately 200 feet of road frontage on EMS T1 Ln. The final selling price was $1,980,000, calculating to $14,903/acre.

 

Kentucky

 

Beaverdam - Kurtz Auction held an absolute auction of 113.085 acres on Jan. 10. The mainly wooded ground had a cleared building site, existing trails, and 263 feet of blacktop frontage on Sandefur Crossing Road. The property was sold subject to a 20-foot ingress/egress easement to the adjoining property. The seller’s ½ interest in the mineral rights conveyed. It sold for $260,095, equating to $2,300/acre.

 

Michigan

 

Berrien Springs - On Jan. 24, Miedema’s LastBid Real Estate auctioned 70 acres in two parcels, subject to trust approval. Tract 1 contained 25 gently rolling acres, with 21.5 tillable acres and 3.5 wooded acres in mature hardwoods. The parcel offered abundant wildlife and Lemon Creek flowing through. Tract 2 contained 45 gently rolling acres, with 41 acres tillable and 4 wooded with mature hardwoods, ample wildlife, and Lemon Creek onsite. Tract 1 sold for $190,000 or $7,600/acre. Tract 2 sold for $207,000 or $4,600/acre.

 

Ohio

 

Eaton - On Jan. 29, Halderman Farm Management and Real Estate Service auctioned on behalf of the Nelson F. Greene Trust, three tracts totaling 160 acres with a farmhouse and outbuildings. The gently rolling acres contained Celina and Crosby-Celina silt loams and Miamian-Losantville clay loams among other soils. WAPI was 123.2 for corn and 42.5 for soybeans. Tract 1 contained 79 +/- acres, with 53.4 +/- acres tillable, 11 +/- acres in woods, 1.8 +/- acres in CRP, 10.5 +/- acres as pasture, and 2.3 acres designated “other.” Tract 2 contained 75 +/- acres, with 73.69 +/- tillable acres and 1.31 +/- acres designated “other.” Tract 3 held 6 +/- acres, an older two-story frame farmhouse, garage, metal-sided pole barn, small grain bin, and an artesian well. The property sold for 1,800,000.

Jeromesville - Kiko Auctioneers sold a brick ranch home on 5.17 acres in an absolute auction held Jan. 18. The 2,800-square-foot home had 4 bedrooms, 3.5 bathrooms, a full basement, attached oversized two-car garage, custom stone patio, 24-feet-by-30-feet heated garage, and a 40-feet-by-80-feet pole building with concrete floors and a 14-foot ceiling. The final selling price was $315,150.
