 Illinois

 

Douglas County – On June 25, Geswein Farm & Land auctioned 106.85 acres known as Trimble Farm online and by phone. Sold as one tract, the land bordered CR 650 N and CR 2360 E. The gently rolling, naturally drained land was over 96 percent tillable, with ¾-mile rows and a Soil Productivity Index of 138.4. Leased for the 2025 crop year, the buyer received the second 2025 cash rent installment at $350/acre. Tenancy opened in 2026. The farm sold for $1,613,435 ($15,100/acre).

 

Pittsburg – On June 26, Joe Ollis Auction Service sold a 3-bed, 2-bath double-wide mobile home on a 1.14-acre lot. Built in 1988, the 1,680-square-foot home sat on a pier foundation with a crawl space and had paved road access. It was all-electric with central A/C, electric forced air heat, and a wood-burning fireplace. Utilities included public water and a lagoon septic system. Outside were a covered carport and an A-1 building with a gravel floor, electricity, and lean-to. A senior tax exemption applied. It sold for $68,250.

 

Indiana

 

Elizabeth – Beckort Auctions held an online auction on June 14 for 14+ acres in two tracts. Tract 1 was 9.368 +/- gently sloping acres with 850 feet of frontage on McPhillips Road. It included a 1,794-square-foot modular home built in 2000. Needing repairs, it featured a full unfinished walkout basement, two-car basement garage, and septic system. An old, unusable house and barn with a second septic were also on-site. Tract 2 was 4.996 +/- acres with 250 feet of frontage on McPhillips Road and 240 feet on Black Chapel Lane. The land was mostly open, gently sloping, with utilities at the road, ideal for building. Both tracts sold together for $260,000.

 

Mt. Ayr – On June 16, Hahn Auctioneers offered 80.338 acres of productive farmland east of SR 55 and 100 S. Nearly all tillable, the land featured a mix of productive soils, including Barry Gilford complex, Sumava Ridgeville Odell complex, and Ayrmount loamy fine sand. It sold for $816,000 ($10,157/acre).

 

Kentucky

 

Boaz – On June 28, Harris Real Estate & Auction held an absolute auction for 15 acres offered as three tracts. Tract 1 was 1.42 +/- acres with a vinyl-sided 1,344-square-foot 2-bedroom/1-bath home featuring central gas heat, A/C, and a private well. Outside were a 22-by-26-foot two-car garage, a 24-by-30-foot detached one-car garage/workshop, and a 60-by-15-foot open equipment shed with tool room. Tract 2 was 4.98 +/- acres of open pasture, ideal for a mini-farm, building, or recreation. Tract 3 was 8.69 +/- wooded acres for hunting or privacy. The tracts sold combined for $227,500.

 

Owensboro – On June 24, Kurtz Auction & Realty sold a three-property investment package. Unit 1 (vacant) at 1211 W 11th Street was a 4-bedroom/1-bath two-story with central HVAC and full basement. Unit 2 (vacant) at 1314 Werner Avenue was 2-bedroom/1-bath, with central HVAC. Unit 3 at 1603 Daviess Street offered 1-2 bedrooms/1 bath, central HVAC, and rented for $450/month. The sale was subject to tenants’ rights with prorated rents and taxes at settlement. The package sold for $199,500.

 

Michigan

 

Buchanan – On June 4, Miedema’s LastBid Real Estate offered a riverfront development with a 10,000-square-foot building and 900 feet of St. Joseph River frontage. The former marina included a 90-by-70-foot steel main building with 16+ foot peak interior/15+ foot sidewall height, six offices, restroom, and a 16-by-14-foot overhead door. Behind was a 40-by-64-foot warehouse with concrete floor, 20-foot ceiling, two 14-by-13-foot overhead doors (one covered), a mechanical room, restroom, 13-by-32-foot mezzanine, and exterior loading dock. Utilities included well, septic, natural gas, and open-loop geothermal with updated water furnaces and natural gas backup. A separately auctioned riverview lot combined for 7+ partially wooded acres with private boat launch, parking, and gated access. Possible future zoning: riverfront residential. Sold for $511,000.

 

Shiawassee County – On June 15, Farmers National Company held a local probate auction for 80 +/- acres in two tracts. The productive farmland had Wawasee and Conover loam soils with natural drainage to farm ditches with an NCCPI of 69.9. Tract 1 included 52 acres of cropland, 3 acres of non-crop, and a long-vacant 2,000-square-foot, 3-bedroom/1-bath farmhouse needing repairs, featuring newer vinyl siding, windows, fuel oil heat, newer septic and well pump, plus several outbuildings. Tract 2 held 15 acres of cropland and 5 acres of non-crop. Both tracts sold together for $517,000.

 

Ohio

 

Clinton County – On June 19, Wilson National auctioned 256.17 acres of productive farmland, offered in four tracts. The parcels were located 3.5 miles southwest of New Vienna, fronting Cumberland and Horseshoe roads. Tract 1 was 9.3 +/- acres with a building site plus 8.5 +/- tillable acres. Tract 2 contained 70.8 +/- acres of nearly all tillable farmland. Tract 3 held 113.9 +/- acres, nearly all tillable, with significant road frontage. Tract 4 was 62 +/- acres, mostly wooded, ideal for hunting or recreation. Tract 1 sold for $810,000 ($7,112/acre). Tracts 2 and 4 sold together for $1.23 million ($9,262/acre). Tract 3 went for $65,000 ($6,989/acre).

 

Coshocton – Kaufman Realty & Auctions held an absolute auction of 56 acres of hunting/recreational land in two tracts on June 30. The auction featured no buyer’s premium, and seller’s mineral rights conveyed with the sale. Tract 1 included 13.31 +/- acres ideal for a cabin or homesite, with an uninhabitable old home needing work, a detached garage, driveway with right of way, woods, open areas, and a small creek. Tract 2 was 43.049 +/- mostly wooded acres with trails, timber potential, and a gas well. Both tracts sold combined for $566,892.
