5,618-acre Illinois farm sells for $47.7 million

 Illinois

 

Greene County – In early October, Halderman Companies, in partnership with Moore & Warner Farm Real Estate, closed the sale of 5,618 acres of Illinois farmland. The largely contiguous tract lay along the east side of the Illinois River and was levee-protected. It was located within the Hartwell and Keach drainage districts and included a large farm headquarters, center-pivot irrigation, and two grain storage facilities with over 400,000 bushels capacity. The property sold for $47.7 million ($8,491/acre).

 

Taylorville – On Oct. 5, Cory Craig auctioned 52.7 acres of recreational land zoned AG-1. The South Fork River ran through the northeast corner of the property, which also featured multiple ponds, potential homesites, abundant wildlife, and marketable mature hardwood. The property was enrolled in a Forestry Program that transferred to the new owner. Hunting rights were open for 2025. The tract was adjacent to SR-48, accessible via a 1,540-foot lane. It sold for $284,580 ($5,400/acre).

 

Indiana

 

Geneva – Krueckeberg Auction & Realty conducted an online-only auction on Oct. 9 for a grain storage facility on 3.21 +/- acres. The property included four 1977-built cement grain bins, with a combined 280,000-bushel capacity, plus another 10,000 +/- bushels of overhead storage on the property’s east side. The facility featured a working grain dryer, crimper, three vertical mixers in the feed mill, and a crimper in one of the overhead bins. Additional improvements included 70-foot certified scales (tested annually), a 989-square-foot office, and two buildings measuring 48-by-42 feet and 56-by-30 feet. The facility sold for $245,000.

 

North Manchester – On Oct. 25, Metzger Property Services presented 7 +/- acres with two country homes and outbuildings. Tract 1 contained 5.56 +/- acres, with a 3-bedroom/2-bath rancher with a full, finishable basement and attached 2-car garage. Outdoors was a 48-by-80-foot pole barn and an old farrowing house. Tract 2 was 1.5 +/- acres, with a large 3-bedroom/1-bath traditional 2-story farmhouse with a detached 2-car garage. The tracts sold combined for $210,000.

 

Kentucky

 

Hardin - On Oct. 18, Harris Real Estate & Auction offered 151.3 +/- acres in nine tracts, with over 97 +/- acres of tillable, gently-rolling farmland. Tract 1 was 5.6 +/- acres along Highway 402/Brewers Highway, featuring a 3-bedroom/2-bath brick ranch with an attached 1-car garage. Recent updates included new roofing, central HVAC, water heater, and 200-amp breaker box. Outbuildings included a large 2-bay barn with exterior storage, a tool-shop garage with attic space, two portable storage buildings, a 2-bay barn, and a lean-to hay barn. Tract 2 measured 2.96 +/- acres, also on Highway 402/Brewers Highway. Tract 3 was 5.03 +/- acres on Wadesboro Road. Tract 4, 6.34 +/- acres, Tract 5, 7.03 +/- acres, and Tract 6, 7.03 +/- acres, each on Penny Rd. Each offered excellent building sites. Tract 7 held 9.13 +/- acres, and Tract 8 offered 22.70 +/- acres each on Penny Road with good tillable acreage. Tract 9 contained 85.48 +/-acres with roughly 52 tillable, plus good building sites, on Magness Road. They sold as follows: Tract 1: $190,000, Tract 2: $20,000 ($6,757/acre), and Tract 3: $40,000 ($7,952/acre). Tracts 4–6 sold combined for $123,500 ($6,054/acre), Tracts 7-8 for $210,000 ($6,598.55/acre), and Tract 9: $535,000 ($6,259/acre).

 

Madisonville – On Oct. 22, Kurtz Auction & Realty held a live/simulcast auction of four tracts comprising 67.669 acres with building sites and cropland, known locally as the Parish Estate. Tract 1 was 3.347 acres with 497.73 feet of road frontage, with a good building site, and water/electric available at the road. Tract 2 held 3.372 acres with 441.5 feet of road frontage, water and electric at the road, a small lake, and was subject to an agricultural easement for cropland access. Tract 3 measured 3.713 acres with a 2,816-square-foot 3-bedroom/2-bath brick home with a 2-car attached garage. It also featured an attached guest quarters with a full bath, currently used as a beauty shop, a 40-by-40-foot shop with concrete floors and electricity, underground fencing, and a Generac whole-house generator. Tract 4 encompassed 57.237 acres of mostly flat cropland with Belknap and Hosmer silt loams, with tiled fields. The parcel, with 948.25 of frontage along Island Ford Road, contained three outbuildings: a 60 by 55-foot shop with gravel floor and electricity, a 35-by-35-foot 3-car garage with concrete floor and electricity, and a 40-by-40-foot 2-car garage/shop. The tracts sold as follows: Tract 1: $53,440 ($16,000/acre), Tract 2: $53,920 ($16,000/acre), Tract 3: $1,009,120 ($272,000/acre), and Tract 4: $457,840 ($8,000/acre).

 

Michigan

 

Reed City – Miedema’s LastBid Real Estate offered a 3-bedroom, 2-bath mobile home and pole barn on approximately 10 acres at an Oct. 1 online auction. The property featured a 1996 double-wide mobile home in need of repairs, served by a 5-inch submersible well and raised septic system. A 26-by-36-foot pole barn, constructed in 2019, had 12-foot insulated side walls, two insulated 9-by-10-foot doors, 4-inch reinforced concrete floors with a 6-foot approach, a floor drain, and 200-amp service. The parcel was cleared across the front, with apple trees scattered throughout the wooded area, a small pond, and areas suitable for food plots or pastures. The property sold for $110,500.

 

Sturgis – On Oct. 1, Bright Star Real Estate Services auctioned 12.59 +/- acres of vacant land just steps from Klinger Lake. The property featured rolling hills, mature timber, walking trails, and multiple potential home sites, supplying development potential. It was located just 0.3 miles from U.S. 12, providing easy access. The property sold for $200,000 ($15,886/acre).

 

Ohio

 

Cedarville – On Oct. 16, Sheridans held a live/online auction of two tracts totaling 128 acres, with 124 tillable, from the Rosen D. Thomas Family Trust. The over-97 percent tillable tracts had 4,500+ feet of combined road frontage along Jamestown and London Roads, and contained high-quality soils with ample drainage access to the North Fork of Massies Creek along their western boundaries. Tract 1 measured 75.7 total acres (54.9 acres in Clark County and 20.8 acres in Greene County), with approximately 74 tillable, and had over 3,400 feet of frontage. Tract 2 was 52 acres in Clark County, with approximately 50 tillable acres and over 1,080 feet of frontage. The two tracts sold combined for $2 million ($15,661/acre).

 

Greenwich – Kaufman Realty & Auctions hosted a live auction on Oct. 22 for a well-built 1900s schoolhouse, remodeled into a 3-bedroom/2-bath home sitting on 0.97 acres. The 1,950-square-foot home blended historical details with modern updates that included heat pump heat and A/C, an electric water heater, and public water/sewer. A 1-car attached garage was serviced by propane forced-air heat. The home sold for $167,750.
